The proposed Terrace Mountain Lodge would be a 220-room lodge and destination resort area affiliated with a major national or international lodging brand that represents the upscale quality level envisioned for the property. This would afford access to sophisticated sales/marketing resources that would drive the level of business necessary to sustain a year-round lodge. An in-depth feasibility study was conducted for the project by HVS, one of the top hotel planning and management companies in the world. The HVS report indicates that Terrace Mountain Lodge would be a viable project with year-round guests.
Preliminary plans suggest a layout with at least 20,000 square feet of indoor function space, multiple and unique food and beverage options (featuring fresh-water fish and locally grown/raised edibles and wines), a full-service spa and wellness center, indoor pool, diverse accommodations (traditional guest rooms, luxury cabins and suites) and outdoor space for seasonal activities like disc golf, skeet range, ropes course, bike/hike trails, cross-country skiing, children's activities and possibly a zipline. Meeting space and catering services would be available for weddings, conventions or events. Groups that might stay at the lodge include hiking and biking organizations, fishing tournaments, bird-watching groups, business organizations, agricultural groups, wellness retreats and all types of environmental and outdoor recreational organizations.
All phases of construction would be in accordance with sound building practices to preserve and protect the environment. The design of all buildings will incorporate open space and protect tree cover, minimizing the footprint as much as possible. Plans call for restoring or building trails through the woods for hiking, biking or bird watching.
All buildings would be under a canopy of trees with limited visibility from Raystown Lake. Light pollution would be minimized using special lighting for trails.
